Dresdner Robin was retained by 295 Polifly Realty, LLC to develop a six story residential high rise building in Hackensack, NJ. At the start of the project Dresdner Robin provided an initial due diligence review of the property as well as the preparation of conceptual plans including the review of bulk zoning requirements, utility availability and potential environmental constraints. Upon completion of the due diligence phase, Dresdner Robin continued with engineering and surveying services which included boundary and topographic survey, site plan development, and design of an on-site storm water management facility under the guidance of a Licensed Professional Engineer and Surveyor. During the design, the project required coordination with the City of Hackensack for the vacation of adjacent Right of Ways and Williams Pipe Line for construction adjacent to a 30” gas transmission main. In addition to the City of Hackensack Board of Adjustment approval, Dresdner Robin prepared and acquired the necessary outside agency approvals including Bergen County Soil Conservation District, NJDEP Treatment Works Approval, and Water Permitting.
Upon completion of the various approvals, Dresdner Robin prepared construction drawings and documents. Throughout construction Dresdner Robin continued to provide construction administration services which included shop drawing review, responses to RFI’s, and coordination with regulatory agencies.
