Dresdner Robin was retained by Bijou Properties in connection with the acquisition and redevelopment of a former industrial property in Hoboken, New Jersey. 900 Monroe is an 11-story, 135 unit residential property that includes retail space, childcare facilities, and a robotic automated parking system. Our environmental services included property due diligence investigations consisting of preliminary assessments, site investigations, and the preparation of remediation cost estimates to assist our clients in mitigating liability. Upon acquisition, Dresdner Robin continued with the necessary investigation and remediation, under the oversight of a Licensed Site Remediation Professional (LSRP) employed by Dresdner Robin, and conducted the site remediation in compliance with applicable local, state and federal rules. Technical components of the project included remedial investigations of soil and groundwater, excavation and off-site disposal of contaminated soils and construction oversight.
Upon completion of various stages of investigation, remediation and development, Dresdner Robin prepared the required documentation for submittal to the New Jersey Department of Environmental Protection (NJDEP). These documents included Preliminary Assessment Reports, Site Investigation Reports, Remedial Investigation Reports, Receptor Evaluations, Remedial Action Workplans, Deed Notice, Classification Exception Area, and Remedial Action Reports. Dresdner Robin also worked with the New Jersey Department of Health, Department of Children and Families, and the NJDEP to coordinate approvals for the childcare facility. Upon completion of remediation and development, Dresdner Robin will issue a Response Action Outcome (RAO).
